Mori Building Accelerates Expansion of Green Coverage: Primary “Hills” Developments Achieve 12 Hectares of Green Space

Mori Building Co., Ltd. is focusing its efforts on expanding urban green coverage across its developments by utilizing building rooftops, open public spaces, and elevated areas over roadways. At ARK Hills (Minato Ward, Tokyo), which was completed in 1986, the developer constructed 1.2 hectares of green space. Through the opening of new "Hills" complexes and the retrofitting of existing assets thereafter, the cumulative green coverage across its primary developments reached 12 hectares in 2025. At Azabudai Hills (Minato Ward), a green space designed based on big data analytics has been completed. The company aims to support the formation of new communities for a diverse range of people within an environment that harmonizes with nature.

Mori Building aims to realize urban environments that coexist with nature by creating large open spaces at the ground level through the construction of high-rise buildings, while establishing green areas that consider biodiversity. The total green coverage area across its primary developments expanded to 3 hectares in 2001 with the completion of Atago Green Hills (Minato Ward), and further grew to 6.9 hectares with the completion of Omotesando Hills (Shibuya Ward, Tokyo) in 2006. The figure reached 10 hectares when Toranomon Hills Residential Tower (Minato Ward) was constructed in 2022. While the green coverage ratio at ARK Hills stood at 23.2% in 1990, the metric rose to 40.9% by 2024.

Azabudai Hills, which opened in 2023, secured a total of approximately 24,000 square meters of green space by implementing planting across the entire site, including the rooftops of low-rise rooftop. This footprint includes the approximately 6,000-square-meter "Central Square" situated at the center of the development.

Along the southern greenway on the second floor of "Residence B" within the complex, a 60-square-meter augmented ecosystem green space named "Green Pool" has been established. This system designs ecosystems for specific objectives based on scientific knowledge. By using artificial intelligence and big data, the system runs simulations modeled on plant-to-plant interactions to select and arrange the most optimal vegetative species.

A representative of Mori Building’s Azabudai Hills Urban Management Department commented on the new greening strategy, expressing confidence in its contribution to enhancing urban value:
